What is a Mamad?
A Mamad (ממ"ד, Merhav Mugan Dirati) is a residential safe room required in all new Israeli construction since 1992. It must meet strict specifications: reinforced concrete walls, blast-resistant door and window, and independent ventilation capability.
Regulations and Requirements
Building regulations require a mamad of at least 9 square meters in every new apartment. Tama 38 projects must add mamads to existing buildings. The mamad must be accessible from inside the apartment and cannot be structurally modified without approval.
Impact on Property Value
Properties with a mamad command a 5-15% premium over comparable properties without one. In security-sensitive areas, this premium can be even higher. For buildings undergoing Tama 38 renovation, the addition of a mamad is often the primary value driver.
