Land Registry (Tabu) Guide

How to read, verify and register property at Israel's Land Registry.

Understanding the Tabu

The Tabu (טאבו) is Israel's Land Registry, maintained by the Israel Land Authority. It records ownership, mortgages, liens, and other property rights. Checking the Tabu extract (nesach tabu) is the essential first step in any property transaction.

Reading a Tabu Extract

A Tabu extract contains the plot number (gush/helka), current owners, mortgage registrations, and any warnings or restrictions. Key items to verify: the seller is listed as owner, no unexpected liens exist, and the property boundaries match your expectations.

Registration Process

After a sale is completed, the buyer's lawyer submits a registration request to the Tabu. Processing typically takes 2-4 weeks. Until registration is complete, the buyer holds an 'agreement right' which offers strong but not absolute protection.
